A standard unit – what is that?

When you purchase or own a condominium, there is a new language, a new lexicon that you must become familiar.

Some of the terms we have already spoken, but there is one specific phrase that can mean so much – and even affect the insurance you purchase for the unit.

We’re referring specifically to a “standard unit”.

If your condominium has been badly damaged in a flood, fire or other hazard, the last thing you want is bureaucracy and delay in getting it repaired and moving on with life. For this reason, it is to the benefit of all condominium corporations and unit owners to have a comprehensive standard unit by-law.

The definition of a “standard unit” outlines the insurance responsibilities for both the corporation and the unit owner. The corporation is responsible for insuring their defined standard unit as outlined in the corporation’s bylaws. It will define what is intended as “standard” and what is considered an upgrade. Anything not included in that definition is called an “improvement” or “betterment” and becomes your responsibility to insure. Are you impacted by this change? Do you have adequate insurance protection should something happen to your valued possessions?

You are strongly urged to have your real estate agent, a trusted resource like Mary Bateman for example, connect with the board of the condominium you intend purchasing and ask for a definition of the term as they deem it – and of course a full copy of all other relevant bylaws for this specific condo corporation.

Never assume. Each condominium’s bylaws will be different. The onus is on you and your agent to ensure that you are aware.
